The Deadline for SIRS in Florida in December 31st 2025

Today I want to explain SIRS, which stands for Structural Integrity Reserve Study.


This is now required in Florida for all condominium and co-op buildings that are three stories or taller.

A SIRS looks at the major structural components of a building — like the roof, foundation, waterproofing, windows, plumbing, and fire systems — and estimates when they will need to be repaired or replaced.


It also sets up a financial plan, making sure that the association saves enough money over time, instead of surprising owners later with large special assessments.


In Palm Beach, this became especially important after the Surfside building collapse in 2021. That tragedy led to new laws requiring stricter safety and financial planning.


The law now requires associations to submit their SIRS report within 45 days after completion, and the deadline for most communities to have their initial study done is December 31, 2025.


As of now, about 100 condominium buildings in Palm Beach County have not completed their SIRS, which represents roughly 7% of all buildings.


Not following these rules can lower property values and even create legal problems for board members.


In short, SIRS protects both the safety of residents and the financial health of the property.
